Who may qualify
You may qualify if you bought a home listed on a Multiple Listing Service anywhere in the U.S. and a commission was paid to any brokerage on the transaction, within the class period for that state and brokerage — the earliest windows open December 8, 2017 or January 25, 2006 depending on the defendant, and all run through June 25, 2026. Home sellers are not covered, and you are excluded if you are already part of the Burnett, Gibson, Keel or Hooper seller settlements. Filing requires your closing or settlement statement (HUD statement or similar).
What the settlement pays
The net fund is split pro rata after fees and costs, weighted by the number of properties you bought and the commissions paid on them. The administrator states it is not yet known how much each class member will receive. Payment comes in more than one installment issued over several years, and only after the court approves the settlement.
What happened
A lawsuit alleged the National Association of REALTORS® and a group of residential brokerages kept broker commissions artificially elevated through anticompetitive rules, inflating what homebuyers paid. The defendants deny wrongdoing and no court has decided who is right; they agreed to pay a combined $120,334,500 to settle (Tuccori et al. v. At World Properties, LLC et al., No. 1:24-cv-00150, N.D. Ill.).
